Why does SpecPrint lease the Real Estate Directory books?
SpecPrint is committed to providing only the most current information to our customers. To that end, SpecPrint updates its directories frequently, usually on an annual basis, and exchanges the new books for the old. This process ensures that only the best and most current data is in the hands of our customers.

How does the lease work?
At the start of your lease you pay a full year lease fee, and receive the most current directory books available. Whenever the directory is updated, it will automatically be delivered to you. There is no fee at that time, as it comes as part of your lease. A year from the day you start the lease you will receive another invoice. This invoice is to serve notice for you to determine whether the service is worthwhile. If it is, pay the invoice and the cycle will continue for another year. If the service is not worthwhile, mark "cancel" on the invoice and arrangements will be made to pick-up your directory.

Are there more current property updates available?
Some county assessors provide monthly property transfer information, which SpecPrint offers to you for a nominal fee. Please call or email us for more information.

What is the Baltimore City Black Book?
The Baltimore City Black Book is a directory of all Baltimore City property owners listed by street address. The book contains the ward, section, block, & lot numbers, along with owners name, lot size and land & building values. An "absentee" indicator denotes owners whose mailing and property address do not match.

Does SpecPrint offer an electronic version of the Real Estate Directory Service?
SpecPrint did take a poll of some customers and found little interest for an electronic version of its directories at this time. But as always SpecPrint remains flexible to your needs, so if you feel that you would benefit from an electronic edition of the Directory Service, please let us know.

Check our NewsFlash section for the latest counties offered! Also, if you have a county which you would like SpecPrint to consider, please let us know.   As always a full listing of the present counties SpecPrint offers is available.

When will I get the latest directories?
Our staff will deliver or ship your new books within a few weeks of publication. At that time your old books will be picked up. Remember that SpecPrint does not tie the delivery date to your yearly lease renewal. As soon as the latest directories are available, you will receive them, regardless of your lease renewal date.  Check the delivery schedule to see what counties are being delivered this month.

What is the ADC Map Code?
For many counties SpecPrint offers the added ease of an ADC Map Code. This code refers directly to the popular ADC Street Maps, which are widely available for Maryland, Virginia and Delaware. The first number of the ADC Map Code is the page number for your map book, and the second letter and number is the grid. Thus a property marked 13-B12 can be located in the corresponding ADC mapbook on page 13 in or adjacent to grid B12.

Why is the total value less than the sale value?
For tax assessment purposes assessors use assessed value, which is often 70% of real market value. Thus an estimate of a property’s full value can be realized by dividing the total assessed value by 70%. To estimate a full market value for a property with a listed $70,000 Total Value, divide by .70.
$70,000 / .70 = $100,000

How is the property area calculated?
The property area is expressed in acres or front feet and depth. Using the assessor's information provided, and assuming the property is rectangular and flat, standard mathematical calculations are made to generate the best estimate of property size.

What scale are the tax maps?
The vast majority of SpecPrint’s Real Estate Directories use ½ scale for tax maps. That means easy calculations for you: simply use the per inch scale already printed on the map, and multiply by 2.
A few nonstandard assessor map sizes prohibit ½ scale copies. In these cases the scale is printed on the title page. Please check your individual directory or call for information on a specific county.

How is the recent sale indicator tallied?
The Recent Sale Indicator tags all properties which have a new sale date within 12 months of SpecPrint’s processing date. The processing date is typically within two weeks of publication.

Does SpecPrint publish phone numbers?
SpecPrint did provide phone numbers at one time, however, it was determined that this increased costs without sufficient benefit to our customers as a whole. Phone numbers may be available in your area on a selected list basis. E-mail or call the sales office for more details.

Why don't we use larger type?
In order to keep the directory books a manageable size and still display the necessary information, the type size has been modified.  Presently, the type is as big as we can make it, and still fit it all into the book.

Why doesn't SpecPrint publish any separate "commercial-only" directories?
At present, the demand necessary for a pre-printed commercial-only product does not exist, but SpecPrint does provide custom select lists that can often satisfy any needs. E-mail or call our sales office for more details.

How do I zoom in and print only the enlarged section of a map?

1. Once the map is open in the viewer, right click on the map.

2. Choose marquee zoom

3. left click on the map, hold down the left button and create a window around the area you want to zoom into.

4. now right click again and choose print
